in today's scenario, I think plot would be great for you. You can sure get good revert of your investment in plot because in flat there are no good return so I strongly suggest you Plot in place of Flat.

In my opinion, if you want to invest then plot is much batter option for investment. But you have to visit your plot every month.

This is also very common, certainly illegal practice in real estate in many cities in india including bangalore. My guess is that 90% of the real estate dealings deal with black money.
